These Terms of Service (“Terms”) govern your access to and use of the American Valor Real Estate Investments website and forms (the “Site”), operated by [LEGAL ENTITY NAME, e.g. American Valor Real Estate Investments LLC] (“AV REI,” “we,” “us,” or “our”). By using the Site, you agree to these Terms. If you do not agree, please do not use the Site.

1. Who we are & what we do

AV REI is a real estate investment company. When we make a cash offer, we act as a principal buyer purchasing for our own account — not as your real estate agent or broker. American Valor Realtyis a separately operated, licensed real estate brokerage affiliated with AV REI; any brokerage or agency services it provides are offered under separate written agreements and disclosures and are not governed by these Terms. Nothing on the Site, and no communication through it, creates an agency, fiduciary, brokerage, or representation relationship unless and until you sign a separate written agreement.

2. Eligibility

You must be at least 18 years old and able to form a binding contract to use the Site or submit information.

3. No professional advice

The Site and our communications are for general informational purposes and do not constitute legal, tax, financial, investment, or real estate advice. You should consult your own qualified professionals before making decisions about your property or finances.

4. Cash offers & property submissions

Any number, range, estimate, or “offer” presented on the Site or communicated to you is preliminary and non-binding. It is based on information you provide and our initial review, and it is not a formal, final, or guaranteed offer to purchase. A binding agreement exists only when both parties sign a written purchase agreement. We may verify, inspect, adjust, or decline to proceed at our discretion, and either party may decline to move forward until a written agreement is signed.

5. Investor information

Information about off-market or investment opportunities is provided for general informational purposes only. It is not an offer or solicitation to buy or sell any security or property, and it is not investment advice. Real estate investing involves risk, including possible loss of principal.

6. Your submissions

You represent that the information you submit is accurate and that you have the right to share it, including any property photographs. You grant AV REI a non-exclusive, royalty-free license to use the information and images you submit for the purpose of evaluating the property and communicating with you about it. Please do not submit information you consider confidential with an expectation of confidentiality.

7. Communications consent

By submitting a form, you consent to be contacted by phone, text message, and email as described in our Privacy Policy. Consent to calls or texts is not a condition of any purchase or service, and you may opt out as described in that Policy.

8. Intellectual property

The Site and its content — including text, graphics, logos, and the AV REI name and marks — are owned by us or our licensors and are protected by law. You may not copy, reproduce, or use them without our prior written permission.

9. Acceptable use

You agree not to:

  • Use the Site for any unlawful or fraudulent purpose;
  • Submit false, misleading, or infringing information;
  • Attempt to disrupt, scrape, overload, or gain unauthorized access to the Site;
  • Interfere with others’ use of the Site.

10. Third-party services & links

The Site includes third-party services and links, including the embedded Instant Cash Offer Generator tool and external profiles. We do not control and are not responsible for third-party content, services, or privacy practices, which are governed by those third parties’ own terms.

11. Disclaimers

The Site and services are provided “as is” and “as available” without warranties of any kind, whether express or implied, including any implied warranties of merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the Site will be uninterrupted or error-free, or that any offer, valuation, or result will be achieved.

12. Limitation of liability

To the maximum extent permitted by law, AV REI and its affiliates will not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits or data, arising out of or relating to your use of the Site. 13. Indemnification
